SHORT-TERM RENTAL AGREEMENT Property Name: ATL Cascade Oasis, Atlanta GA Check in: 4pm Check out: 10am Maximum Overnight Occupancy: As per rental listing - Please print a copy of this contract to keep with you during your stay. - Please report any dissatisfaction within the first 24 hours of your arrival. 1. DAMAGE POLICY: Tenant is responsible for the care of the premises, appliances and furnishings, and for any and all damage by negligent or wrongful acts caused by the Tenant or the Tenant’s guest(s). Tenant agrees that Landlord may bill for any damages, replacement costs associated with items that go missing, excess cleaning fees, or failure to follow the Check Out Policy. 2. CANCELLATION POLICY: Full refund for cancellations made at least 30 days prior to check-in. 50% refund for cancellations made between 7-30 days before check-in. No refunds for cancellations made within 7 days of check-in. If Tenant arrives and decides to leave early, the nights not spent at the property will not be refunded. Cleaning fees are always refunded if the Tenant does not check in. 3. FORCE MAJEURE: No refunds will be given for storms or inclement weather, bad road conditions, or any other force majeure. Travel Insurance is recommended to safeguard your investment. 4. CLEANING FEE: The cleaning fee is intended for a one-time cleaning upon your departure. If excessive cleaning is necessary upon your departure, there will be additional fees charged. No Glitter, Balloons, Sparklers, or Fireworks are permitted. It is Tenant’s responsibility to maintain the home in a neat and clean condition throughout the stay. Some cleaning supplies may be provided for your use, however, if they run out, it is your responsibility to replace whatever you need for the balance of your stay. It is the Tenant’s responsibility to follow the House Rules and Check Out Policy. Note: with the exception of birthday candles we do not allow candles inside the property. 5. PARKING: Vehicles are to be parked in designated parking areas only in the driveway and garage. Any illegally parked cars are subject to towing, and any applicable fines or towing fees are the sole responsibility of the vehicle owner. 6. LINENS/TOWELS: Linens and towels are provided for the number of guests you have registered with us. Upon departure, Tenants are responsible for leaving used linens and towels in the bathrooms according to the check-out procedures. 7. HOUSE RULES: Tenant agrees to abide by House Rules and Checkout Policy, which are detailed in the Airbnb listing. Additional charges will be incurred if these are not followed. 8. TRASH: Prior to departing, place all bagged trash and recyclables in the trash cans along the side of the house, keeping bagged trash separated from bagged recyclables. NO TRASH can be left outside the trash containers overnight, as this will attract wildlife and they can cause damage. 9. SMOKING: NO SMOKING IS PERMITTED inside the house. The Tenant and the Tenant’s guests will not smoke anywhere inside the home. Smoking is only permitted outdoors in the back patio, with the use of proper disposal devices, and ensuring that any nearby windows are closed. An additional $1,000 cleaning fee will be charged for a violation of this clause. 10. PETS: No Animals are allowed on, in, or about the Property without the prior consent of the owner. There is a pet fee if the owner does agree to host pets. If you bring an unapproved pet this violates the rental agreement and you will incur a $1,000 fee. 11. INDOOR FURNITURE: Please do not move or rearrange any indoor furniture in the house. 12. SEWER SYSTEM: Only toilet paper should be flushed. down the toilets. Please abide by the signage inside each bathroom. If a toilet is becomes clogged and a plumber is required to service the property, there will be a $500 fine. 13. HOT TUB & POOL: The hot tub is available and functional year round. The pool is open April to November, weather depending. We do not guarantee the availability of these amenities as unforeseen circumstances may arise. Use of the Hot Tub and Pool is at Guest’s own risk. Please refer to specific instructions in the House Manual. NO GLASS is permitted inside, or around the hot tub or the pool. It is expected that you will wash feet/take a shower before entering the hot tub and treat the hot tub as you would your own. No drinks or food are permitted in the hot tub. If it is determined by the cleaning staff that the hot tub is rendered unusable by the next guests and was caused by your group, meaning it must be emptied, cleaned and refilled, you will incur a $750 fee. The Tenant is responsible for general maintenance of the hot tub and pool. This includes but is not limited to keeping the hot tub and pool clean of debris and keeping hot tub areas clean, neat and organized, and putting the cover on and off when using the tub. The Tenant must immediately notify the Owner of any repair that the hot tub or pool may require. 14. SUPERVISION OF CHILDREN: If any children under the age of 16 years old are present on the property at any time during the term of this rental agreement, the tenant agrees to provide full and constant adult supervision. Children will never be left unsupervised or unattended inside the house, on outdoor deck areas, in or near the hot tub or pool, or around the yard. 15. NOISE: Quiet hours are between 10pm - 7am. Tenant shall not disturb neighbors with loud noise, music, or unlawful, unsafe or pollution causing behavior. Owner does not give permission for use of the premises for any social gatherings or parties. Should Tenant allow or participate in such behavior, Tenant will be evicted and forfeit the remainder of the rental fees. 16. RIGHT OF ENTRY: Owner and/or Property Manager shall exercise the right to access the property at reasonable hours, in a reasonable manner, giving notice, for the purpose of making repairs or inspections. 17.
