Rental Agreement and Pool & Spa Liability Waiver are required at this property. 1. Maximum Occupancy The maximum overnight occupancy is 2 adults per bedroom. 2. Check-In and Check-Out Times Check-in is at 4:00 PM, and check-out is at 10:00 AM unless otherwise agreed upon. Late check-outs without approval will incur a $100 fee. 3. Smoking and Pet Policy Smoking is strictly prohibited inside the house. Smoking is only permitted outdoors on the back patio, and all butts must be disposed of properly. No pets are allowed without prior approval. Approved pets are subject to an additional fee. Violations will result in a $1,000 cleaning fee. 4. Quiet Hours Quiet hours are from 10:00 PM to 8:00 AM. During these times guests must avoid loud noise, music, or disturbances that exceed the limits set forth in the City's noise ordinance City code Sec. 74-131. Note there is a noise detection device located inside the property and one outside as well. 5. Trash Disposal All trash and recyclables must be bagged and placed in the designated bins located on the street. Please keep trash bins on the street. 6. Parking Rules Vehicles must be parked in the driveway (4 spaces) or directly in front of the property along the street (2 spaces). Illegally parked vehicles are subject to towing at the owner’s expense. Please do not block neighboring driveways or mailboxes. 7. Furniture Policy Please do not move or rearrange indoor or outdoor furniture. Additional fees may apply if furniture is found out of place, especially the game room amenities. 8. Candles and Open Flames No candles or open flames are allowed inside the property. 9. Hot Tub and Pool Use The hot tub and pool are available for guest use but must be used responsibly. If you are occupying the home on a Wednesday, the pool cleaner is scheduled to service the pool and hot tub on Wednesday’s around 8am. She is very quick and you do not need to be present. No glass is permitted near or in the water. Please rinse off before using the hot tub. 10. Neighbor’s Property If you accidentally toss a basketball or another toy into the neighbor’s yard, please do not collect it. The neighbor is particular about trespassing. You may reach out to me and I can help coordinate, or of course maybe kindly knock and ask permission to retrieve the items. 11. Restricted Items Glitter, confetti, and fireworks are strictly prohibited on the property due to excessive cleaning risks. 12. Children’s Supervision Children under 16 must be supervised at all times, especially near the hot tub, pool, and fire pit. 13. Security Cameras Exterior security cameras are installed above the driveway and at the front door for your safety. Tampering with or disabling cameras is prohibited. 14. Damage Responsibility Guests are responsible for any damages or missing items caused by themselves or their group. Costs for damages, excessive cleaning, or missing items will be billed to the guest. 15. Prohibited Activities Unauthorized parties, events, or illegal activities are not allowed. Violations will result in eviction without refund. Any violations may result in immediate termination of the agreement and eviction from the short-term rental unit by the owner or STR agent, as well as the potential liability for payments of fines levied by the city.
